Konia is on the rising ground east of Paphos town, between Anavargos, Geroskipou and the hill villages of Armou and Marathounta.

What living in Konia, Cyprus is like

Konia is a village on the rising ground about 3 km east of Paphos, at around 190 m. The 2021 census counted 2,754 residents, up about a quarter since 2011. Since the July 2024 local government reform it has been part of the new Ierokipia Municipality, alongside Geroskipou.

It is mainly residential. The old core has a church and narrow streets. Around it are newer family houses, small apartment complexes and villas, many with views down to the coast. There is no tourist trade here at all, and most neighbours are Cypriot families, with a growing number of British and other European residents.

Konia's biggest advantage is where it sits. Paphos General Hospital and the International School of Paphos are both in neighbouring Anavargos, about 5 minutes away. The A6 motorway towards Limassol is close, and Paphos town is 5 to 10 minutes by car. Our Paphos locations guide shows how Konia compares with the other areas.

Konia rents and property prices in 2026

A three-bedroom house in Konia typically rents for €1,300–1,900 a month on a long let, and a two-bed apartment for €850–1,300. Investropa's September 2026 update puts two- and three-bed family homes in Konia, Geroskipou and Anavargos at about €1,100–1,900 a month.

On the sale side, a snapshot of INDEX.cy listings on 27 September 2026 put the middle half of asking prices in Konia for two-bedroom apartments at about €320,000–415,000 and three-bedroom houses at about €550,000–715,000 (median about €663,000).

House prices in Paphos are still rising: the Central Bank of Cyprus index shows Paphos prices up 9.6% year on year in Q2 2026, with apartments up 18.5%, the fastest of any district. Asking prices on portals run well above what buyers actually pay. PwC's analysis of Land Registry data put the average 2025 Paphos transaction at about €230,000 for an apartment and €466,000 for a house.

Konia is more of an owner-occupier village than a rental market, so listings are fewer than in Chloraka or Kato Paphos. Prices sit below Tala for similar houses, because you trade the big views and village square for convenience.

Ignore the €500 Konia rents in old guides

Reality

Some English-language guides still quote Konia two-beds at €500–600 a month and one-beds at €300. Those numbers are years out of date. In September 2026 a 2-bed apartment rents for about €850–1,300 and a 3-bed house for €1,300–1,900, and Paphos apartment prices rose 18.5% in the year to Q2 2026. Who Konia suits (and who it doesn't)

Konia suits families, especially at the International School of Paphos, which is about 5 minutes away. It also suits retirees who want quiet but need the hospital close, and commuters heading towards Limassol on the A6. Our best areas for families compares it with Tala, Universal and Mesogi.

It suits people who want to live among Cypriots rather than in an expat enclave. Picking up some Greek makes a real difference here.

Konia does not suit anyone who wants to walk to the beach or restaurants, or wants a busy English-speaking social life. For those, Kato Paphos, Universal or Peyia fit better.

Schools, healthcare and getting around

Schools. The International School of Paphos (ISOP, ages 2½–18, English National Curriculum to A level) is in Anavargos, about 5 minutes away, one of the shortest school runs in the district. Healthcare. Paphos General Hospital is about 5 minutes away in Anavargos, closer than from almost anywhere else in this guide. Private hospitals in Paphos are 5 to 10 minutes away. See our GeSY healthcare guide.

Supermarkets. Konia has small local shops and bakeries. The nearest big supermarkets (Lidl, AlphaMega) and the Neon Mall are in Anavargos, about 5 minutes away.

Buses. Route 609 runs from Karavella station in Paphos to Konia and on to Marathounta, Armou and Episkopi. A single fare is €2 and a day ticket €6.50. Check current times on the Pafos Buses website before you rely on a route.

Driving. Paphos harbour is about 10 minutes, Paphos Airport about 20 minutes and Limassol about 55 minutes via the A6.
