Tsada is in the hills of the Paphos district, about 11 km by road north-east of Paphos on the B7 road to Polis. It sits above Mesogi and next to the Minthis golf resort.

Is Tsada cooler than Paphos?

Yes. At about 575–600 m, Tsada is several degrees cooler than the coast, especially on summer nights. Winters are also colder and wetter, with around 610 mm of rain a year and occasional snow.

Does it snow in Tsada?

Occasionally. Snow falls in some Januarys but rarely settles for long. Frost and cold nights are more common.

Minthis is a golf, spa and residential resort next to Tsada, built around the historic Minthis monastery. It has an 18-hole golf course and is one of the main reasons some buyers look at Tsada.

Is Tsada a good place to live?

It is a good place to live if you want space, quiet and a cooler climate, and are happy to drive for shopping and services. It is not a good fit if you want the beach, nightlife or a car-free life.

What is there to do in Tsada?

Golf at Minthis, the Stavros tis Minthis monastery, the Evagoras Pallikarides museum, the Fikardos winery and walking in the vineyards. For the sea and shops, Paphos is about 20 minutes away.

Tsada is on the high plateau north-east of Paphos, above Mesogi and Tala, on the road towards the Paphos hill villages and forest.

What living in Tsada, Cyprus is like

Tsada is the highest village in this guide, at about 575–600 m. It is about 11 km by road from Paphos centre and home to 1,180 people (2021 census). The land around it is vineyards, carob and olive trees, and dry stone terraces. It feels closer to a Troodos hill village than to the coast.

The village has a church, a square, a couple of tavernas and cafés, and a small shop. Next door is the Minthis resort, built around the old Minthis monastery, with an 18-hole golf course, a spa and a residential development. Tsada is on the main B7 road between Paphos and Polis, so the drive down through Mesogi into Paphos is simple.

The height changes the climate. Tsada gets about 610 mm of rain a year, and snow falls in some Januarys. Summers are several degrees cooler than Kato Paphos, especially at night. Things to do in and around Tsada

Golf is on the doorstep. The Minthis resort, about 2.4 km from the village, has an 18-hole course, a spa and restaurants open to non-residents.

History and faith. The village church of Panagia Chryseleousa and the old Stavros tis Minthis monastery are the landmarks. Tsada is also the home village of Evagoras Pallikarides, the young EOKA fighter executed in 1957, and a small museum in the village tells his story.

Wine and walks. The Fikardos winery is about 2 km away, and the lanes and terraces around Tsada are good for walking and cycling from October to May. The open-air amphitheatre in neighbouring Tala, about 3 km away, hosts summer concerts.

The coast is a 20-minute drive. Paphos harbour, the shops and the hospital are down the B7 through Mesogi. Most residents plan one or two trips into town a week and do the rest locally.

Tsada rents and property prices in 2026

Tsada has a small property market, mostly detached houses, village homes and villas on large plots. A three-bedroom house typically rents for €1,200–2,000 a month on a long let. Long-term listings are very thin, so this range is estimated from Tala and Mesogi. Luxury villas at Minthis ask far more.

Sale listings are dominated by new villas at the Minthis resort, which pushed the median asking price for a three-bed house to about €730,000 in an INDEX.cy snapshot on 27 September 2026. Older village houses sell for much less, but come up rarely.

House prices in Paphos are still rising: the Central Bank of Cyprus index shows Paphos prices up 9.6% year on year in Q2 2026, with apartments up 18.5%, the fastest of any district. Asking prices on portals run well above what buyers actually pay. PwC's analysis of Land Registry data put the average 2025 Paphos transaction at about €230,000 for an apartment and €466,000 for a house.

Listings are few at any one time, so expect to wait for the right house. Older stone village houses sometimes come up for renovation. If you look at one, have the structure, title deeds and planning status checked properly; our buyer due diligence guide explains how.

People who move to Tsada tend to be clear about why: they want space and relief from coastal summers, and they don't mind driving for a pint of milk. The regret you hear occasionally is from people who bought on a mild spring visit and found the first winter colder and lonelier than expected. Spend a few days there in January before you commit.

Tsada is for people who want the coolest summers and real quiet. **Tala gives you a village square and more services. **Mesogi is the cheapest and closest to town of the three.

Who Tsada suits (and who it doesn't)

Tsada suits people who struggle with heat, retirees and couples who want a big garden and quiet, golfers, and remote workers who want a rural base 20 minutes from Paphos. See our best areas for remote workers.

It can work for families at the International School of Paphos, which is about 10 minutes away. But children will depend on you for every lift, so many families prefer Tala or Mesogi.

It does not suit anyone who wants the sea on their doorstep, a busy social life, or to live without a car. If you want the hill climate with more amenities, Tala is a good middle ground.

Schools, healthcare and getting around

Schools. The International School of Paphos (ISOP, ages 2½–18, English National Curriculum to A level) is in Anavargos, about 10 minutes away. The nearest Greek-language state primary is the shared Tsada–Koili school. See international schools in Paphos for fees and admissions.

Healthcare. Paphos General Hospital is about 15 minutes away. For a GP and pharmacy you will usually use Tala or Paphos. See our GeSY healthcare guide.

Supermarkets. Tsada has a small village shop. For supermarkets, residents drive about 15 minutes to Anavargos (Lidl, AlphaMega, Neon Mall) or into Paphos.

Buses. Route 614 runs from Karavella station in Paphos via Tremithousa and Mesogi to Tsada and Koili, but services are infrequent. A single fare is €2 and a day ticket €6.50. Check current times on the Pafos Buses website before you rely on a route.

Driving. Paphos harbour is about 20 minutes, Paphos Airport about 30 minutes and Limassol about 65 minutes via the A6.
