Property Due Diligence in Cyprus: How to Avoid the Pitfalls of Buying
Most Cyprus property horror stories come from four gaps: no separate title deed, a developer's mortgage on the land, buildings that break their permits, and contracts never deposited at the Land Registry. A search certificate before you sign and a deposit straight after cover most of them.
On a new-build, pay for a snagging inspection before the final payment, and make sure the contract lets you hold back money until defects are fixed.
