It is safer not to. The lawyer may be fine, but they rely on that agent for work. Use a lawyer who has no link to anyone on the other side of your deal.

Before you pay a reservation deposit or sign anything. Once you sign a Cyprus sale contract you are committed, so the searches have to come first.

Can a Paphos lawyer handle everything if I am in the UK?

Is a UK solicitor enough?

No. A UK solicitor cannot search the Cyprus Land Registry or deposit a contract there. You need a Cyprus-registered advocate. A UK solicitor can help with the UK side, such as the notarised power of attorney.

Why you need your own property lawyer in Paphos

The person selling you a property in Paphos is not on your side, and neither is their agent or their lawyer. The British High Commission lists lawyers acting for both the seller and the buyer as one of the most common problems British buyers run into in Cyprus.

The risks are specific. A developer may have a mortgage on the land your apartment sits on. The title deed may not exist yet. An extension may have been built without a permit, which can block the title deed for years. Every one of these shows up in a search at the Paphos District Lands Office, if someone who works for you runs it before you sign. Title search at the Paphos District Lands Office: who owns the property, and whether a separate title deed exists or it is still under the developer's title.
Encumbrance search: mortgages, court orders, charges and bans registered against the property or the land.
Permits: planning permission, building permit and, for finished buildings, the certificate of final approval. Unpermitted extensions and enclosed verandas are common in older Paphos villas.
Debts that follow the property: unpaid communal fees, water and electricity arrears.
Reservation terms: making your deposit refundable if any of these checks fail.

At signing

Reviewing the contract clause by clause: payment stages, completion date, penalties, and what happens if title deeds are late.
Checking the Land Registry search certificate the seller must attach. Since Law 132(I)/2023 it must be issued no more than 5 working days before signing.
Depositing the signed contract at the Lands Office within 6 months, which gives you the right of specific performance.

Buying in Paphos from the UK

Most of the people we speak to are still in the UK when they buy. That is normal, and a Paphos property lawyer can do almost everything remotely.

Power of attorney. You sign a power of attorney, usually in front of a UK notary, with an apostille. Keep it narrow: one property, one purchase, a set expiry date.
Payments. Your lawyer tells you exactly when each payment is due. Never send money to an account you received by email without calling your lawyer on a number you already have. Payment redirection fraud targets overseas buyers.
Documents. Expect to provide your passport, proof of address and proof of where the money comes from. Banks and lawyers in Cyprus must run anti-money-laundering checks.
