Yes, in almost every area except Kato Paphos and central Ktima. Buses cover the main routes for €2 a ride, but services thin out in the evening and in the villages, so most households have at least one car.

Is Kato Paphos or Paphos town better to live in?

Kato Paphos is better for the sea, restaurants and a car-free life, but it is busy and noisy in summer. Ktima (the old town) is more local and a little cheaper, with the market and government offices on foot. Both are in Paphos Municipality.

Where should you avoid living in Paphos?

No area is a no-go, but some are a poor fit for some people. Coral Bay can feel empty in winter. Parts of the Kato Paphos strip are loud in summer. Steep, unlit roads in parts of Peyia are hard work without a car. Older blocks anywhere can be damp. Visit the exact street at night and in the off-season before you sign.

Q: What is the best area to live in Paphos?

There is no single best area. Kato Paphos is best if you don't want to drive, Tala for families and village life, Peyia for a large British community and sea views, Chloraka for value close to town, and Konia or Universal for the shortest trips to the hospital and the International School of Paphos.

The best location for you in Paphos depends on whether you drive, whether you have children at school and how British you want your neighbours to be. Kato Paphos is the only car-free option, Tala, Konia and Mesogi suit families, Peyia has the biggest British community and Chloraka is the value pick near town. Two-bed rents run from about €800 to €1,500 a month.

How to choose the best location to live in Paphos

Paphos district is small. Every area in this guide is within about 25 minutes of Paphos town. But the areas feel very different, and the difference between a good first year and a bad one is usually the area, not the house.

1. Car or no car. Kato Paphos and central Ktima are the only places you can live comfortably on foot. Everywhere else assumes you drive, and many households have two cars.

2. School first, then area. The English-language private schools are spread out: the International School of Paphos (ISOP) in Anavargos, Aspire on Tombs of the Kings Avenue at the Chloraka end, and TLC in Peyia. Pick the school, then live within 10 minutes of it.

3. How British do you want it? Peyia has the busiest English-speaking social life. Tala and Chloraka are mixed. Konia, Mesogi and Ktima are mostly Cypriot.

4. Coast or hills. The coast (Kato Paphos, Chloraka, Kissonerga, Coral Bay) is warmer in winter and hotter in summer. The hill villages are cooler at night in August but wetter and colder in January. Tala is about 290 m up, Mesogi about 300 m and Tsada about 575–600 m.

Where most people live: the population picture

The 2021 census gives a clearer picture than estate-agent brochures. Paphos Municipality had 37,991 residents and the wider urban area 71,553. The villages in this guide have grown fast. Peyia almost doubled from 3,953 in 2011 to 6,945 in 2021, while Chloraka reached 6,422, Tala 3,100, Konia 2,754, Kissonerga 2,292, Mesogi 1,856 and Tsada 1,180.

Local government changed in July 2024. Peyia (including Coral Bay) and Kissonerga now form the new Akamas Municipality. Konia joined Geroskipou in Ierokipia Municipality. Tala, Mesogi, Tsada and Chloraka remain communities, grouped into shared-service clusters. Kato Paphos and Universal are part of Paphos Municipality.

Coast: Kato Paphos, Chloraka, Kissonerga and Coral Bay

Kato Paphos is the harbour district: flat, walkable, busy in summer and the only car-free option. Chloraka continues the coast north. It is cheaper, more suburban and about 5 minutes from Aspire Private British School. Kissonerga is the quiet coastal village, with banana plantations and no bar strip. Coral Bay has the best sandy beach, a lively summer and a very quiet winter.

Town: Ktima and Universal

Paphos town means Ktima, the old upper town with the market and offices, plus the residential quarters around it. Universal is the modern neighbourhood between Ktima and the sea: newer buildings, a beach walk and 5 minutes to the hospital.

Peyia climbs the hill above Coral Bay and has the district's biggest British community. Tala is the classic hillside village, with a square, views and cooler nights. Mesogi is its practical, cheaper neighbour. Konia is a quiet, mostly Cypriot village 5 minutes from the hospital and ISOP. Tsada is the rural outlier at about 600 m, with vineyards and golf.
