How many properties can a UK citizen own in Cyprus?

Up to two units: two homes, or one home plus a shop up to 100 m² or an office up to 250 m². Or one plot up to 4,000 m² to build your own home. Couples share one permission. Many older guides say one property; the government page says two.

Can foreigners buy property in Cyprus without restrictions?

EU citizens can. Everyone else, including UK-only passport holders, needs Cap. 109 permission. If you hold an Irish or other EU passport, buy with that.

Are the rules for foreign buyers changing?

Possibly. In 2026 Parliament worked on a bill to cap third-country nationals at two plots of about 1,100 m² in total and ban purchases of agricultural land and land near critical infrastructure. It had not become law when we checked in September 2026. Ask your lawyer on the day you sign.

Can I buy property in northern Cyprus?

Not safely. Dealing in property in the north without the consent of the registered (often displaced Greek Cypriot) owner is a criminal offence in the Republic, with up to 7 years in prison. GOV.UK warns of legal action by original owners.

Do joint buyers pay less transfer fee?

Usually yes. Tier-2 sources say the fee is worked out on each owner's share, so the lower bands apply twice. A €300,000 resale bought 50/50 comes to about €5,800 rather than €8,600. Confirm with your lawyer.

What is the 5% VAT rate on property?

It is a reduced rate for a new home that will be your main and permanent residence. It covers the first 130 m² if the home is worth up to €350,000, the total deal is up to €475,000 and the buildable area is up to 190 m². Everything else pays 19%.

Is stamp duty still payable?

No. Stamp duty was abolished for documents signed from 1 January 2026. Contracts signed by at least one party before that date still follow the old rules.

How much are legal fees?

Typically 1% to 1.5% of the price plus 19% VAT. On a €300,000 home that is roughly €3,500 to €5,400. Ask for a fixed fee that covers the searches, COMM 145, the contract deposit and the transfer.

Is there an annual property tax in Cyprus?

No. Immovable property tax was abolished in 2017. You pay local municipal and sewerage charges and communal fees if you live in a complex.

What does 'title deeds available' mean?

A separate deed exists for that unit. It does not mean it is free of mortgages. Only a Land Registry search certificate tells you that.

How do I protect myself if there is no title deed yet?

Get a search certificate, make sure any lender signs a Type A undertaking to release your unit, and deposit your contract at the Land Registry within days of signing. The full list is in our due diligence guide.

Do I need a lawyer to buy property in Cyprus?

It is not compulsory, but buying without your own lawyer is a serious risk. Use one who has no connection to the seller, developer or agent.

How long does it take to buy a house in Cyprus?

A clean resale usually takes 2 to 4 months from offer to keys. New-builds follow the build schedule, and the separate deed can follow later.

Should I pay in pounds or euros?

Prices are in euros. If your money is in sterling, the exchange rate on the day you transfer changes your cost. A 5% currency move on €300,000 is €15,000.

Should I rent first or buy immediately?

Most people should rent for 6 to 12 months first. Buy straight away only if you know Paphos well, need the PR investment route, or your lawyer has already cleared a property. See rent first vs buy.

Can I pay rent in cash?

No. From 1 July 2026 all rent must be paid by bank transfer, card or another electronic method.

Is there capital gains tax when I sell?

Yes, 20% on the gain from Cyprus property. From 1 January 2026 the lifetime exemptions are €30,000, or €150,000 for a main residence you have lived in. Other tax questions for movers are in our Cyprus tax FAQ for expats.

How is rental income taxed?

For Cyprus tax residents: income tax bands starting at 0% on the first €22,000 of total income, after a 20% deemed expense deduction, plus 2.65% GeSY. SDC on rent was abolished from 1 January 2026. See the property investors hub.

What does it cost to sell?

Estate agent commission is commonly 3% to 5% plus VAT, usually paid by the seller, plus legal fees and any capital gains tax.

Is property in Cyprus a good investment?

For capital growth, recent years have been strong: Paphos prices rose 9.6% in the year to Q2 2026 (Central Bank of Cyprus). For rental income, gross yields in Paphos are around 4% before costs. See the property investors hub for the full numbers.

How much does a house cost in Paphos?

There is no official average price, only the central bank's index. Wise's 2026 guide puts typical asking prices at about €220,000 to €450,000 in Kato Paphos and €300,000 to €900,000 in Tala and Peyia. Check live listings and sold prices with your agent.

How difficult is it to buy property in Cyprus?

Not difficult with a good lawyer, but slower and more paper-heavy than in England. A clean resale usually takes 2 to 4 months, and UK buyers add the COMM 145 permission. The hard part is the checking, not the buying.

How much deposit do you need for a house in Cyprus?

Usually a €5,000 to €10,000 reservation, then around 10% on signing for a resale or 20% to 30% for a new-build. If you borrow, banks lend at most 80% on a main home and 70% on other property.

How long can you stay in Cyprus if you buy a property?

Owning property does not change your visa-free limit of 90 days in any 180 for UK passport holders. Cyprus is not in Schengen, so time in other EU countries doesn't count. To stay longer you need a residence permit such as Category F.

What are the downsides of buying property in Cyprus?

Yes. Since Brexit you buy as a non-EU national under the Acquisition of Immovable Property (Aliens) Law, Cap. 109. Your lawyer files form COMM 145 with the District Administration. The Ministry of Interior quotes 2 to 3 weeks and no fee.

Mortgages and money

Yes, but expect a larger deposit. The Central Bank of Cyprus caps loan-to-value at 80% for a main home and 70% for other property, and banks often lend less to non-residents. The Central Bank of Cyprus puts the average rate on new housing loans at 3.23% in June 2026.

Renting in Paphos

Residency, investment and selling

Not on its own. A UK-only passport holder can stay up to 90 days visa-free. New residential property of €300,000+ plus VAT from a developer, with €50,000 a year of income from abroad, qualifies for PR by investment.

Is buying in Cyprus a good idea?

The questions people ask before they commit.

Yes, in the Republic (which includes all of Paphos), if you use your own lawyer and check the title before paying. The risks are legal ones: developer mortgages, missing deeds and planning breaches. The 2023 law changes and a Land Registry search certificate deal with most of them.
