How long does it take to set up utilities in Paphos?

About 2–3 weeks for everything if you do it yourself. An EAC transfer takes 1–3 business days, water depends on the office, and broadband installation takes 5–14 business days. With a partner starting two weeks before move-in, most of it is live in your first week.

What documents do I need to set up utilities in Paphos?

Your lease (or title deed), your passport or ARC, and the previous customer's signed consent for the EAC transfer. If someone applies for you, they need your written authorisation or a certified power of attorney.

Do I need a Cyprus bank account first?

No, but you'll want one for direct debits. EAC bills can be paid through the EAC app, JCCsmart or at a service centre in the meantime. See our bank account guide.

What if the previous tenant didn't pay?

The partner asks EAC and the water office to confirm the account balance before the transfer and uses your move-in meter photos to separate old usage from yours.

Is this worth paying for?

If you're in Paphos with free mornings, you can do it yourself in two or three visits. It's worth it if you're still in the UK, working, or moving into a village where the water office and EAC are in different towns.

Utilities setup in Paphos: the short version

Three separate accounts: EAC for electricity, EOA Paphos or your village council for water, and a broadband provider.

Deposits: EAC takes €350 from non-EU tenants (UK nationals included), €200 from EU tenants. The water deposit isn't published.

Timing: EAC transfers take 1–3 business days; broadband 5–14 business days. Doing it yourself, allow 2–3 weeks for everything.

Why utilities setup in Paphos takes longer than it should

Each utility in Paphos is a separate organisation with its own documents, hours and deposit. None of them coordinate.

Electricity (EAC): you sign a supply agreement and pay a tenant deposit of €200 (EU) or €350 (non-EU, including UK nationals). A transfer needs the previous customer's signed consent.
Water: since July 2024, EOA Paphos supplies Paphos, Geroskipou, Peyia and Polis, and opens accounts in person only, in the morning. Chloraka, Emba, Tala, Lemba and Kouklia use their community councils instead.
Broadband: Cyta, Epic, Cablenet or PrimeTel, with installation taking 5–14 business days.

EOA Paphos quarterly water bills have run months late since the 2024 reform. Set money aside for a catch-up bill.

The partner quotes their own fee in writing before starting. Deposits and provider fees are separate and paid to the provider at cost:

Where you live changes who you deal with

Water is the utility that varies most across the Paphos district. In Paphos town, including Kato Paphos and Universal, and in Geroskipou, Peyia and Polis, you open the account with EOA Paphos. If you're renting in Chloraka, Tala, Emba, Lemba or Kouklia, the community council supplies your water and EOA Paphos handles sewerage, so that's two offices.

Broadband also varies street by street. Fibre is widespread in town; in hillside villages, a partner will check whether you're getting fibre, copper or fixed wireless before you sign a 12- or 24-month contract.

Tip

The one thing to do yourself

Photograph the electricity and water meters on the day you get the keys. If a previous tenant left unpaid bills, those photos are your proof. A partner can't take them for you after the fact.
